NEW $8,000 TAX CREDIT AVAILABLE Thinking of buying a home or have purchased one after January 1, 2009, here is some important news for you. Below is a brief explaination of the tax credit provided to "first-time" homebuyers contained in the new housing bill signed by President Obama. Please consult a tax professional or accountant to determine your eligibility. For the purposes of the credit, you are considered to be a first-time homebuyer if you, and your spouse if you are married, did not own any other main home during the three-year period ending on the date of purchase. The tax credit you may be eligable to claim is calculated on 10% of the purchase price up to $8,000 maximum for individuals/married filing jointly or $4,000 for married individuals filing seperately. Maximum income to qualify is $75,000 per individual or $150,000 per couple filing separately. Date of purchase must be between January 1, 2009 through April 30, 2010. You must close on the property by June 30, 2010. No restrictions on use of tax credit funds. No repayment of credit unless the home is sold within 36 months of purchasing or the home no longer remains your main home within 36 months of the purchase. 2009 tax returns can be amended to receive the tax credit this year or you can wait until you do your 2010 tax returns next year. UTILITIES It is best to request your utility service to begin at the time the Seller’s service is turned off. SC VEHICLE REGISTRATION NOTICE Bring your title or old car registration form to the Auditor’s Office, County Office Complex at 828 Richland Ave. W. (803-642-1510). The Auditor’s Office will issue you a tax bill, which must be paid in the Treasurer’s Office (803-642-2094) in the same building. Take your paid tax receipt and title or car registration to the SC Highway Department, 1755 Richland Ave. East in Aiken or 1913 Ascauga Lake Rd. in North Augusta to complete the registration and obtain your tag. SC TAX NOTICE You want to be sure to obtain the 4% assessment rate if you live in your home and claim it as your legal residence. Otherwise, your tax rate will be 6%. To obtain the lower rate, you will need to complete an application with the County Assessor. This should be done as soon as you move into your home, but may be filed anytime before January 15, when taxes are due.
